Our project is located within the Oakley city limits and accessed from Salt Lake City by Interstate 80, US Highway 40, and State Highway 32. With an elevation of 6,500 feet, Boulderville Crossing is located in North Central Utah, east of Park City near the scenic towns of Peoa, Kamas, and Marion. 

Oakley is known for its famous annual rodeo held every 4th of July weekend that regularly sells out and delights crowds from near and far.


There are two access points to Boulderville Crossing either coming north or south on State Highway 32.

Master Plan

Oakley City’s current master plan allows 2 single-family residential lots at Boulderville Crossing on the 1 acre and 28.2 acre parcels. Planning staff does not anticipate a zone change without additional residential development in this area. 

The approximate 2 acre parcel north and east of the irrigation canal can be accessed via a bridge. It cannot be developed into a third lot.

A neighbor leases the entire 29.2 acre parcel to pasture horses on a month to month basis. Please discuss this with the Seller’s broker.


Boulderville Crossing went through the planning process to obtain “preliminary plan” approval from Summit County, followed by final site plan approval. During the process, approvals were obtained from the Oakley City Council for power, water, and sewer improvements to be delivered to the site.
