Location

Berg Ridge is located in North Central Utah in the Jordanelle Basin of Wasatch County, a 45-minute drive from downtown Salt Lake City along Interstate 80, U.S. Highway 40, and State Highway 248.

The property is nestled between the resort town of Park City to the west and Kamas and Francis to the east. Berg Ridge consists of approximately 182 acres situated adjacent to State of Utah property that has been designated as “wildlife mitigation land” from the construction of Jordanelle Reservoir, and shares a common property corner with the United States of America-Bureau of Reclamation and Jordanelle Reservoir.

Berg Ridge is adjacent to the Tuhaye development, consisting of residential condominium units, lots, and an 18-hole golf course. Several other medium-high end developments can be found around the reservoir including:

Directions

There are three access points to Berg Ridge. The primary access is from State Highway 248, followed by a country road corridor which connects to the northeastern corner of the property.

Approvals

Berg Ridge Inc. initiated the planning process in March 2008, and during the spring of 2008 obtained “preliminary plan” approval from Wasatch County. Final site plan approval was awarded during the summer of 2008 with Phase 1 and Phase 7 of this development.

During the process, approvals were obtained from the Jordanelle Special Service District for water and sewer improvements. A grading permit has been issued for the development. One last visit to the county council is required.

Master Plan

A master plan for the Berg Ridge Property has introduced roadway corridors on mountainous terrain that minimize impacts to the landscape and construction costs. These roadways provide access to desirable development locations and the position of units and lots take advantage of the dramatic views awarded this property. 

The master plan approved by Wasatch County allows for three types of residential unit types: 32 single family detached condominium units (1 unit per building), 16 single family attached condominium units (2 units per building), and 133 single family lots, with a club house with pool. These development components total 181 Equivalent Residential Units (ERUs), based on the size of each unit and lot equating to one ERU. 

Site Development Plan

Berg Ridge provides over 30,000 linear feet (5.75 miles) of trails through the development. There are three trail types: eight-foot-wide asphalt trails, eight-foot-wide gravel trails, and four-foot-wide backcountry trails. A club house and pool will be centrally located in the development with pedestrian trail access.

The club house is located just north of the main ridge line, on a flat saddle, with views overlooking the Tuhaye Golf Course. From this location it is a short walk to the top of the ridge, where an overlook is provided to enjoy the breathtaking views of the Jordanelle Basin and the Provo River to the south.
